The Commercial Property Owner- SELLER or Purchaser Investor-BUYER) is often notified by one of Arbtron’s® qualifying facilitators of Commercial Real Estate. Arbtron Investment Group, Inc® (the Company), most often one of the Company’s facilitators, has contacted the commercial property owner by phone or by mail to notify them that their property has been selected as a Class B Asset, income-producing but also unique Commercial property as a potential Commercial Investment Property for Arbtron based on its location, creative value, and, most importantly, the commercial property’s Long Term usefulness and other key investment parameters which can be generated by using Arbtron’s online Property Assessment & Investment Analysis Calculator (PA&IAC).
The Commercial Property Owner (Seller or Buyer) must submit the required information and other pertinent documents. In the case of CRE Buyer Prequalifications documents, this is the start of the Arbtron® CRE Sales or Purchasing Process. The Company offers a private (members-only), Safe, and comfortable way of marketing their CRE properties to a select group of Investor-buyers that collaborate through its network with other qualified buyers and investment groups or form a syndicated group with other CRE Professionals to find the best fit based on both the Sellers and buyers’ investment objectives on our secured website.
The Company Online Commercial Property Assessment & Analysis Calculator & Deal Making ( software) matches the proper Buyer with the Seller using the actual documents, including Photos, the owner’s Asking Price, and Square footage, which is uploaded onto the Arbtron® online portal.
After all of the pertinent information has been completed, a Full Comprehensive Commercial Real Estate Analysis is submitted to the Commercial Property Advisors (CPA), will be evaluated by Arbtron’s® Selection Committee when approved, and will submit several other written agreements- like NCND Non-Disclosure, Fee and Purchase Real Estate Agreements including a Letter of Intent (LOI) that will be signed and notarized before receiving the written Sale & Purchase Agreement Contract to the Commercial Property Owner within 30 to 60 Business Days or Less, depending on the qualifying conditions, Property Inspections, Repair Cost, price, terms, and other factors during negotiations phase of the investment and acquisition process.

The Company generally selects Commercial Property Advisors (CPA) members who will require the CRE Seller or Buyer to sign various written agreements to ensure that each party has reached a mutual agreement to our arranged business deal. The last formal document will be the Sales and Purchase Contract after being Approved by the Corporate Underwriters and a request from the Escrow Company for a Closing date. In some cases, the CRE Seller or Buyer may request the services of one of our Syndicated Professional Attorneys or CPAs from the online database to assist in closing the transaction.
