GETTING STARTED: First Step: Contact with an Arbtron Client Representative (ACR) to ascertain the sale of an Investment Property or the type of commercial property- to be purchase or acquired.

The Arbtron (ACR) will require a written agreement for the sale or purchase of the type of the Commercial Property which meets the Arbtron Client’s investment criteria.

 This starts the Arbtron Residential or Commercial Real Estate process for the Owner /Seller and the Investor- Buyer.

Arbtron® use of Capital Stacking to structure Financing for Commercial R/E Investment Properties: 

Arbtron® Investment Group, Inc (the Company) uses its network of multiple financial sources of capital, typically in Four Components in Capital Stacking based on the potential Risk and Reward on Returns. 1) Common Equity, 2) Preferred Equity, 3) Mezzanine Debt, 4) Senior Debt. The Common & Preferred Equity are positioned at the top with the highest Risk and Return (ROI). The Mezzanine Debt is a secondary debt that bridges the gap between Equity and Senior Debt. The Senior Debt is a loan from a Bank or Conventional lender with the lowest Risk and Return but is often paid first in case of default or failure of the CRE investment loan.
