Arbtron® Investment Group, Inc., acts as a Qualifying CRE Facilitator for Commercial Investors to acquire Off Market CRE properties directly from Commercial Property Owners (FSBO). The Company allows CRE owners to post their properties for sale at the request of Arbtron® Investment Group. The company offers an online Commercial Assessment & Analysis Calculator, which computes conservative estimates of the CRE property values, including ROI, NOI, ROR, Cap Rate, Projected Sales, etc…

The Arbtron® Group & its Advisor Committee review all the documents related to that CRE property for Sale provided by the CRE Property owner. The company enters this data into its Deal Making software for computations, and the results of a Good or Favorable CRE Investment in made available to the Network  Real Estate Forums used in the online platform of various Investors and Investment Groups within its extensive database.

The Company’s software program selects key factors to a Good Deal Maker 1) Deal Priced Under Market, 2) Income Upside, 3) Excellent Cash on Cash Returns (COCR), 4) Good Demographics & Employment, 5) Realistic Exit Strategy, 6) Experienced Track Records, 7) Professional Executive Summary.

The company’s database of Commercial Real Estate Investors ( Dream Partners) and Commercial Property Advisors provides an Investment Profile of the CRE property to Investors & other  Investment Groups, as well as, other Accredited investors interested in directly investing in another Deal, Making Investment or indirectly in one of Arbtron® Commercial Investment vehicles Secured Uninterrupted Compound Interest (SUCI) REITs or Simple Interest earning ETFs.

The Arbtron® Group Investors are generally paid first when the CRE Investment property sells, and the investors receive Preferred Returns at the agreed Interest Rate, Plus an Equity Split over the Terms of the agreement, often over Five Years.

Arbtron® using a proving Exit Strategy involves the sale of  Mixed Use Commercial Property, whereby, The Professional Management Company has maximized the Commercial Rents(Triple Net-NNN)- Overtime, retained a Cash-Out Refi, Paid Back the Investors, and/or offered the investor additional ownership. When properly structured, passive investors can receive Tax incentives, property Write-Offs, Cash Flow, and other benefits related to Commercial Property investing.

The Company offers Investors interested in ownership of a CRE property the advantage of having more Control over the Investment relative to Stocks & Mutual Funds. Arbtron® Group ( The Company) offers to control principles of their Investment Property by 1) Control of Income Produced, 2) Expenses, 3) Assets, 4) Debts, 5) Hire of Management, 6) Insurance, 7) Retirement Projections.

Use of Arbtron® Online Platform & Database:

Generally requires the completion of online information & membership forms to be uploaded onto its database for doing business with Arbtron® Investment Group as a member or Subscriber to access the company’s investment calculators and New letters. This online platform will integrate the individual Accredited investors or Investment Groups based on their interests or the types of Commercial Investment and/or the professional service offered.

The company’s software and a selected group of CRE Advisors review based on the investor’s area of interest and the scope of his/her investment. Each accredited Real Estate investor will be permitted an Investment opportunity to participate in that Commercial Investment Project or a similar Investment project as an Active (ownership) and/or create passive income in the form of  Arbtron’s® arbREITs or arbETFs Exclusively for Arbtron’s Future Commercial Real Estate Ground Up Investments. These Exclusive Investment Vehicles must comply with PPM Standards and regulations imposed by the Securities Exchange Commission (SEC).

Arbtron® Investment Group, LLC (IN the Future) will offer as part of their Uninterrupted investment periods within their investment portfolios for a maturity date of 3, 5, 7, or 9 years short-term (arbETF) or 5, 7, 9 15, or more years Long-term (arbREIT), Arbtron’s® Return on Investment (ROI) measures the performance. It evaluates the efficiency or the profitability of the investment compared to the gain or loss from an investment’s relative cost.

From a Business analysis, the ROI and other cash flow measures such as internal rate of return (IRR) and net present value (NPV) are metrics used to evaluate the attractiveness of an alternative and diversified investment.

Membership & Subscriber Fee:

Arbtron’s® online investment calculators can be used by Arbtron® Commercial Property owners and Arbtron® investors and members to calculate Compound Interest potential earnings or IRR in real-time and track their Commercial Investment progress for a small Arbtron® monthly subscription & membership fee. ($ 25.00 per mo.) applied to the cost of managing these Investment accounts. Arbtron® Investment Group, LLC reserves the right to use other Investment resources like Quiver Quantitative &  JP Morgan Chase and its Legal and  Investment Consultants in Asset Protection and Taxation and liabilities matters.
